A Major Makeover Hits Waterside Shops
This summer kicked off one of the most dramatic transformations Waterside Shops has seen in decades. With key demolition projects complete, plans are now approved to bring high-end retail, fine dining, and luxe fashion boutiques to the upscale open-air mall in Naples.
RH: More Than a Store — An Experience
Replacement of the former Nordstrom space is taking shape: a nearly 29,400 sq ft RH (formerly Restoration Hardware) is planned, complete with six skylit galleries, glass-roof walkways, landscaped courtyards, and a central 4,143 sq ft dining venue featuring a wine bar and seating for 174. Construction permits were issued this August, with a target opening late 2026.
A Home-Goods Power Duo for the Holidays
Walls came down where Barnes & Noble once stood, making room for a two-story shared outparcel for Pottery Barn and Williams Sonoma. Both are slated to open before the 2025 holiday season, revitalizing the home décor offerings at Waterside Shops.
Seafood with a Splash: Eddie V’s Makes Its Debut
Waterside is also welcoming its first Darden Restaurants’ venture in Southwest Florida: Eddie V’s Prime Seafood. Plans highlight a 361-seat layout featuring a speakeasy-style lounge, a bar with a stage, a wine room, private dining zones, and outdoor patio seating. Opening is expected in early 2026.
Fashion Moves Inside: Dior & Brunello Cucinelli Inbound
Inside the mall, the former Williams Sonoma space is being transformed. Dior’s interior renovation kicked off in May, while construction for Brunello Cucinelli began this summer. This move elevates the mall’s fashion pedigree from the inside out.

Recent additions include Tumi’s travel boutique and The Beaufort Bonnet Co.’s children’s clothing store. To make room for Dior, Panerai and 120% Lino shifted spaces nearby. Sephora is also undergoing an interior remodel.
