Naples, Marco Top Florida Housing Market in March with $800K Median Price

Naples and Marco Island once again claimed the top spot in Florida’s housing market, boasting the highest median sale price statewide for March 2025.

According to data released by Florida Realtors, the Naples-Immokalee-Marco Island metropolitan area reported a staggering $800,000 median home price, nearly doubling the statewide median of $412,500.

This trend continues to underscore the luxury status of Southwest Florida real estate, with properties like a five-bedroom, eight-bathroom home on Marco Island listed at just under $5 million contributing to the region's high average.

A Stark Statewide Contrast

While Collier County topped the charts, Sebring came in with the lowest median price in the state at $275,000—a difference of more than half a million dollars. The gap illustrates the deep market divide across Florida, where some areas remain accessible while others cater primarily to high-end buyers.

How Other Florida Cities Compare (March 2025 Medians):

  • Miami-Fort Lauderdale-West Palm Beach: $640,000

  • North Port-Bradenton-Sarasota: $485,000

  • Orlando-Kissimmee-Sanford: $441,870

  • Port St. Lucie: $415,000

  • Cape Coral-Fort Myers: $395,000

What’s Driving Naples Prices So High?

Experts point to limited inventory, strong out-of-state demand, and the appeal of waterfront or golf course living as key drivers. Seasonal residents and affluent buyers from the Northeast and Midwest continue to fuel pricing power in the Naples market.

With prices like these, Naples remains a bellwether for Florida’s luxury real estate trends, showcasing how geography and exclusivity shape housing costs across the Sunshine State.
